Is Emergency Lighting a Legal Requirement In HMOs?
In a HMO that is 4 storeys or more, emergency lighting / escape lighting should be installed throughout all escape routes of the property; it may also be required in communal rooms. This lighting must be installed in accordance with BS 5266.
In a HMO that is less than 3 storeys, emergency lighting will be required in if:
- The escape route is complex or lengthy.
- The property is occupied by 6 or more residents.
- There is no or limited natural light available.
