As safety standards have risen and legislation has become more complex, electrical testing has become essential for ensuring that the electrical installation of your premises is safe and compliant with laws and regulations.

Full Electrical Inspection Condition Reports (EICR) From £120

Sometimes referred to as landlord tests, periodic inspections or home buyers surveys, an EICR is a full inspection of the electrical installation of your premises. Throughout the course of an EICR, the consumer unit (fuseboard), wiring and all electrical accessories within the property.

Investing in the latest testing equipment has allowed us to efficiently carry out an EICR in your property from just £120.

How Often Should I Have an EICR?

The recommended frequencies for EICRS are as follows:

Domestic Properties – In a private domestic property, you should have an EICR carried out once every ten years. You should also have an EICR carried out if you are planning on selling the property.

Rental Properties – In a private rental property, you are legally obliged to ensure that the electrical installation of the property is safe at the start of each tenancy. For this reason, you should have an EICR carried out on the property at the start / change of tenancy.

Note: If you are responsible for managing a HMO (House in Multiple Occupancy) you are legally obliged to have an EICR once every five years.

Educational Establishment – In educational establishments, you should have an EICR every 5 years.

Leisure Complex – In leisure complexes, you should have an EICR once every 3 years. Additionally, if there is a swimming pool present, you should have an EICR carried out on this annually, this also applies for swimming pools in domestic or rental properties.

Portable Appliance Testing (PAT)

Portable Appliance Testing (PAT) is a process in which electrical appliances are checked for safety. Using the latest super-fast appliance PAT testers, we can offer fast and cost effective portable appliance testing within domestic, commercial and industrial environments.

Portable Appliance Testing Costs

In order to ensure the best value for money for our customers, we offer portable appliance testing for a minimum of 50 items at a cost of £150. The more items you have tested, the less you are charged per item:

  • 51 – 100 appliances: £1.90 per item.
  • 500 + appliances: £1.80 per item.

Recommended Frequencies for Portable Appliance Testing

As with EICRs, the recommended frequencies for portable appliance testing differs dependant on the type of premises:

Offices, Shops and Hotels – In these premises, ‘handheld’ equipment should be tested every 12 months, ‘moveable’ equipment such as extension leads and portable equipment like microwaves and kettles should be tested every 24 months and ‘Class 1’ equipment such as stationary and IT equipment should be tested every 48 months.

Schools – In educational environments, ‘Class 1’ equipment should be tested every 12 months and ‘Class 2’ equipment should be tested every 48 months.

Public Use Equipment – In environments where equipment is available for public use such as libraries and community centres, stationary, IT equipment and ‘Class 2’ should be tested every 12 months. ‘Class 1’ moveable, portable and handheld equipment should be tested every 6 months.

Construction – Any 110V construction site equipment should be tested every 3 months.

Industrial – In industrial environments, portable and handheld equipment should be tested every 6 months, stationary, IT and moveable equipment should be tested every 12 months.

General Electrical Testing and Inspection 

We recommend having general electrical testing and inspection carried out at the follwing frequencies:

General Domestic – Annual routing test and full inspection once every 10 years or at change of occupancy.

Rental Accommodation – Once every 5 years or at change of tenancy.

Commercial – Once every 5 years.

Education – Once every 5 years.

Offices, Shops and Laboratories – Once every 5 years.

Industrial – Once every 3 years.

Buildings Open to the Public – Once every 3 – 5 years.
