Emergency lighting is an absolute essential in non-domestic environments in order to provide a safe environment for guests and service users. In the event of an emergency, you need lighting to illuminate automatically and stay on long enough for safe evacuation; design should also be a consideration to ensure lighting is optimally placed.

Is Emergency Lighting a Legal Requirement In HMOs?

In a HMO that is 4 storeys or more, emergency lighting / escape lighting should be installed throughout all escape routes of the property; it may also be required in communal rooms. This lighting must be installed in accordance with BS 5266.

In a HMO that is less than 3 storeys, emergency lighting will be required in if:

  • The escape route is complex or lengthy.
  • The property is occupied by 6 or more residents.
  • There is no or limited natural light available.
